Network Rail, London (Euston House)

A major rail infrastructure business occupied Euston House and was faced with a lease expiring imminently. The company were challenged with the upheaval of finding alternative accommodation for only 12 months as well as a substantial dilapidations bill when vacating the space.

BE.Spoke stepped in to provide the perfect solution and agreed terms with the landlord for a conventional FRI lease on the space allowing the occupier to remain in the building, reduce its occupied space by approximately half, avoid paying an onerous dilapidations bill, agree a 12-month licence that included any necessary capital expenditure on improvements and avoid upheaval costs.

We managed the entire space and also offered the flexibility for the client to expand and extend its occupation if required.
